Dear Residence Club Members,

We are excited to welcome you and your families back to enjoy the Club this year. I wanted to take this opportunity to update you on the new features of your residences!

As noted in the Residence Club Annual Meeting Minutes, in late 2021 Mayacama identified dry rot issues with the back patios in the five original Villas, 201 through 210. With advanced planning and input from the Residence Club, we decided to use the existing construction opportunity to enhance the experience in the Harvest Rooms by adding doors to the breezeways, more seating options, an additional heating element, and an island for extra storage and countertop space. These upgrades have completely changed the usability of the space to a true year-round entertainment area. We are confident these improvements will not only add value to each stay, but also to your membership. With over 70% of Residence Club Members voting in favor of the enhancements to the Original Villas, we hope you truly enjoy and utilize the upgraded space.

Mayacama funds have shouldered the entirety of the cost relative to the damaged areas and construction repairs.  As outlined in the surveys, the improvements to the Harvest Room that were voted on came as an assessment to all Unrestricted Residence Club interests.  On your upcoming statement, you will see your portion of the assessment reflected as a $2,000 charge per Unrestricted 1/10 Residence Interest owned. This amount is the median estimated assessment from the surveys issued to the Residence Club over the past 5 years and will be the only assessment for this project even though it does not cover the entire cost.
